The value of your property will depend on a few things – location, size, how well the property has been maintained, etc. How we value properties is really easy. We’ll arrange a time that suits you to come and visit your property to carry out a valuation. Within 24 hours, we’ll let you know the results of our valuation, and what happens next.
We extensively advertise and market our properties online, through our own resources, as well as on property portals such as Zoopla and Rightmove. We often receive referrals from previous tenants.
To evaluate tenants, we use a professional third party vetting company to conduct a series of checks, including:
- Previous landlord reference
- Proof of employment
- Passport check
- Right to Rent check (Visa check)
- Proof of address
Sort of. With our Assured Rent service and Let and Managed service, we take complete care of your property throughout the term of the agreement.
However, we do have a Let Only service, ideal for landlords who just want us to find a tenant for their vacant room, and are happy to manage the property themselves.

As soon as everything has been agreed with you, we will send you a contract on that very same day.
Yes, preferably. However, if you opt for our Assured Rent service we can happily provide furnishing options for you to consider.
There are no extra charges associated with our Assured Rent service. You can find the extra charges associated with our Let and Managed, and Let Only services on our landlords page.
If you opt for our Assured Rent service or our Let and Managed service, because we are managing your property, we take care of your tenants. This includes calls, emails, meetings and anything else along these lines.
If you opt for our Let Only service then you will be responsible for dealing with your tenants directly.
If you opt for our Assured Rent service, we are effectively your tenant. We pay you the rent each month, regardless of whether your property is occupied or not.
As part of our Let and Managed service, the rent will come from us if there is a tenant occupying the property. With our Let Only service the rent is paid directly to you by the tenant.
If you select our Assured Rent service, if a tenant doesn’t pay or pays late, it will make no difference to the rent you receive. Smart City Rooms are effectively your tenant, and will pay you each month throughout the term of the agreement.
If you opt for our Let and Managed service, it will be our responsibility to chase the tenant in regards to rent payments.
However, if you choose our Let Only offering, as the tenant is paying rent directly to you, Smart City Rooms will not be obliged to chase missing or delayed rent payments.
Every 3-6 months we will carry out property inspections and provide you with feedback.
With our Assured Rent and Let and Managed services, we’ll take care of the property management for you, calling upon our various trusted contractors.
With our Let Only service, organisation of property maintenance will be the landlord’s responsibility.
As part of our Assured Rent service, we will still pay the rent in full and look after the property, even if the tenant has moved out leaving a vacancy.
With our Let and Managed service, we will only manage the property when it is occupied.
You will not be able to end a tenancy agreement before the fixed term ends, unless you have a break clause in your agreement or you are able to pay an early termination fee to cover the cost of relocating tenants.
